Job Description Job Description Financial Analyst – Los Angeles,
CA Responsible for analyzing real estate asset performance, manages
project budgets and forecast costs. Support strategic decisions by
integrating financial data from development, construction, and
operations. Strong Excel, modeling, reporting, and collaboration
skills to optimize profitability and identify risks for
stakeholders. Key duties involve budget oversight, variance
analysis, construction draw management, financial modeling for
acquisitions/dispositions, and reporting on KPIs like NOI, cash
flow, and ROI. Financial Modeling & Forecasting: Build and maintain
pro formas for development, acquisitions, and operations; forecast
revenue, expenses, NOI, and capital needs. Budget & Cost
Management: Develop and monitor construction budgets, analyze
contract costs, manage change orders, track project expenditures,
and ensure cost efficiency. Performance Analysis: Analyze asset
performance, compare against benchmarks, identify trends, and
provide recommendations for savings or income opportunities.
Reporting & Communication: Prepare monthly/quarterly reports,
variance analysis, and presentations for management and investors,
ensuring clear communication across teams. Stakeholder
Collaboration: Work with property managers, construction teams,
accounting, lenders, and executives to align financial strategy and
manage draws/reserves. Asset Lifecycle Support: Provide financial
insights for all stages, from pre-construction planning
(estimating, bidding) through post-stabilization asset management.
Technical: Expert-level Excel, financial modeling, and BI tools.
Analytical: Strong ability to analyze financial data, identify
discrepancies, and provide actionable insights. Industry Knowledge:
Understanding of real estate development cycles, property
management operations, construction accounting, and investment
analysis. Soft Skills: Excellent communication (written/verbal),
presentation, problem-solving, initiative, and teamwork. Education:
Bachelor's degree in Finance, Accounting, or a related field. Comp:
